Long-Term Renter Requirements

All renters in White Pines Estates are long-term renters with at least 30+ day lease agreements.  

All short term rentals such as AirBNB or VRBO are prohibited by the 

White Pine Estates HOA Rules and Regulations.

The common areas are for the enjoyment and use of all WPE owners, guests, and approved residents.  They are not be used for personal activities such as construction,

automobiled repairs or oil changes

If your landlord or property owner has allowed you to have a dog, please be courteous of other WPE residents and keep them on leashes when in the common areas.  Excessive noise will be reported.

 Quiet hours are from10:00 pm to 7:00 am daily.  Serious disturbances occurring during quiet hours should be brought to the attention

of Incline Village Sheriff’s Department.  Do not hesitate to call.  Please report any repeat offenses to Swiss Time Management.

Units with emergency staircases must maintain access to the stairwell for connected units.  In the winter, decks need to be regularly cleared and maintained by owners and residents to ensure safety in case of emergency and to protect the decking structures.

 The dumpsters are for the exclusive use of WPE HOA residents.  WPE HOA has recycle and landfill dumpsters plus an ash receptacle.  Occupants are to discard items in the appropriate receptacle only if there is available space.  Only clean cans, glass bottles, plastic containers (clearly marked recyclable) and broken down boxes should be deposited in the recycle bin. Christmas trees should be taken to Preston Field, Incline Village.

 Waste Management does not collect Hazardous Waste and cannot be deposited into our waste receptacles.  IVGID has a service on Tuesdays and Thursdays that collects hazardous waste such as paint, batteries, and electronics.  For a full list of acceptable items, please visit the IVGID recylcing and hazardous waste site here:
